Condominium owner policies provide coverage which is quite different than homeowner & apartment renter policies. Generally the outside of the condo building is being covered by the appropriate condo association. Each individual condo owner is responsible for insuring the inside. Condominium owners must have a special condo policy which will take care of their insurance needs. Insurance companies offer the HO-6 to cover condos.

Therefore, complete condominium insurance has two parts. The condo association covers the actual building, the roof & hallways. Each condo owner must secure coverage for the inside of the condo and all personal belongings. Personal property losses are settled on either an actual cash value (replacement cost minus depreciation) or the actual replacement cost if this coverage is purchased.

Condominium policies generally include protection against loss caused by the following perils:

  • Fire, smoke, explosion
  • Lightning, wind, hail
  • Riot, vandalism, civil commotion
  • Theft, burglary, robbery
  • Weight of snow, sleet and ice
  • Freezing of plumbing and heating systems

Additional living expense: This covers you and your resident family for additional living expenses when your home becomes uninhabitable due to a covered loss.

Personal Liability: This covers you and your resident family against any lawsuits that might arise from bodily injury or property damage claims. This coverage also includes the cost of necessary legal defense.

Loss assessment: This coverage reimburses you for assessments made by the condominium association for losses not covered by the association’s master policy.
